Using the site
By using hiddengems.sg you accept these terms. If you do not, please do not use the site. They are governed by the laws of Singapore, and the Singapore courts have jurisdiction over any dispute arising from them.
The gems are opinions
Each project is rated the way the method describes: Hidden Gem, Emerald, Gold or Silver. A gem is an assessment against the other launches on this site and nothing more: not a valuation, not a forecast of returns, and not advice of any kind. It is never a pass or a fail.
The information changes
Prices, availability, launch dates, completion dates and comparable transactions change without notice. Project material, including renders and plans, is supplied by developers and agencies and is reproduced in good faith. Anything marked Sample data is illustrative only. Verify anything you intend to rely on directly with the developer, and take your own professional advice before committing to a purchase.
To the extent permitted by law, no liability is accepted for any loss arising from reliance on the site or on any link from it.
No agency relationship
Reading the site, joining the Gem List or sending a message does not by itself create an estate agency relationship. Any representation is arranged separately, in writing, in line with the Estate Agents Act and the Council for Estate Agencies' practice guidelines.

The gems, the written assessments and the design of this site belong to its publisher. You are welcome to quote a gem with a link back. Developer renders and plans remain the property of their owners.
