How I pick a launch

I'm Paul, a PropNex agent. Before I recommend my clients to buy a project, I ask one question: would I buy it myself? Then I check everything that makes it worth it. Every launch gets its own checklist, and most fail it.

• Proven gains nearbyThe last launch around it has to have made its buyers money.
• Land cheaper than what comes nextSo the launches after it have to sell higher than you paid.
• Something nobody can add laterFreehold, a view nobody can block, a layout that stays rare.
• The MRT within minutesAnd better still, a new line on the way.
• A school parents fight for, inside 1 kmThe distance that counts in the Primary 1 ballot.
• Buyers already queuing for the same thingA developer or a formula that sold out in a weekend.
