What a gem is
Every project is rated Hidden Gem, Emerald, Gold or Silver the way the method describes, and published whatever the gem. A gem is an opinion formed on the figures printed with the project. It is not a valuation, a forecast of returns, or a recommendation to buy or sell.
Nothing on this site is financial, investment, tax or legal advice. ABSD, loan limits and your holding period change the maths more than any project does, and none of them are part of the gem.
Where the numbers come from
Project details come from developer and agency material. Transaction comparisons are drawn from URA, HDB and SRX records as at the date shown on each project. Prices, unit availability and launch timing change without notice, and past transactions do not indicate future performance. Verify anything you intend to rely on before you commit to it.
This is not any developer's official website. Renders and floor plans are artists' impressions supplied by the developer unless a caption says otherwise; a project marked Sample data carries illustrative figures and concept images for demonstration and must not be relied on at all.
The island outlines drawn on the homepage and on each project, and the parks, reservoirs and rail lines drawn around a project, are made fromOpenStreetMap data, © OpenStreetMap contributors, under the Open Database Licence. They are an overview of where a project sits, never a walking route or a plot boundary.
Commission
On new launches the developer pays the commission, not the buyer. Projects are rated and published either way, and the top three are simply the three highest gems.
