Thomson Reserve: Upper Thomson's mega launch

I check 8 requirements before I recommend my clients to buy a project.
Thomson Reserve checks all 8.

Proven gains in the area: +56% in 8 years
Just down Upper Thomson is JadeScape, the last launch this size in the area: 1,206 units, launched in 2018. Eight years on, every unit type resells above its launch price, and the three-bedrooms are up 56%.

Land $434 psf cheaper than the site one stop up
The land plot for Thomson Reserve costs $1,178 PSF PPR. At Lorong Puntong, one MRT stop away from Thomson Reserve, a developer just paid $1,612 PSF PPR. On a 1,000 sq ft unit, that's $434,000 more land cost they have to build into their prices. When they launch higher, that's good news for every unit around them, yours included.
MRT in 2 minutes, and a brand new line by 2030
Upper Thomson MRT is 2 minutes away, covered the whole way. Orchard is 5 stops, no change. LTA opens the Cross Island Line one stop up at Bright Hill by 2030, a year before you get your keys.
45% of the units face a forest nobody can ever build on
The view is the Central Catchment Nature Reserve: more than 2,000 hectares of forest and reservoirs, right behind the site. It's protected by law, so nothing will ever go up in front of you. A view that can't be blocked is the rarest thing you can buy in Singapore, and the one thing a launch next door can never take from you.

One of Singapore's most sought-after primary schools, within 1 km
Ai Tong School, a SAP school that parents ballot for every year. When a primary school has more applicants than places, MOE holds a ballot for Primary 1, and children who live within 1 km get first chance. Every year there's a new batch of parents who want exactly this address.
Their last launch: 87% sold in one weekend
UOL, SingLand and CapitaLand, three of Singapore's biggest developers, paid $810 million for this site together. You don't spend that kind of money unless you really believe in the location. Their last launch together, Parktown Residence, sold 1,041 of its 1,193 units on the opening weekend.

Honestly, this is the launch I'm most excited about. Cheaper land than next door, the MRT and the mall at the gate, and the last launch like it went up 56% in 8 years. I bought at Chuan Park with my own money, and I'd pick here the same way. Book your slot and I'll show you the units I'd go for.

Questions people ask me
- When is the preview?
- Saturday 17 October. VIP slots are booked before the showflat opens to the public, so book yours now.
- Do I pay a commission?
- No. On a new launch the developer pays the agent.
- When do I get the keys?
- The developer expects vacant possession on 28 February 2031.
- What are the prices?
- The developer releases the list at the preview. Book a slot and I'll send it to you the morning it's out.
- 1,268 units is a lot. Won't they all hit the market at once?
- Some will, the year the keys come. JadeScape had exactly the same thing with 1,206 units, and its resales today still go for 20% to 56% above the 2018 launch average. In a project this size, the unit you pick is what makes the money. That's what I help you with.
