Every plot the government sells today is 99 years. Freehold only exists where someone already owned the land, and Far East has held this one since 2010. When these 133 are gone, there's no second batch.

The first launch here in 7 years
The last new launch on this side of Thomson Road was Neu at Novena, back in 2019: 87 units on less than half this land. Seven years of buyers who wanted this pocket of Novena had nothing new to buy. The Serra is the first one since.

The tower has 28 storeys with a sky terrace on the 17th. Below it there are 7 units a floor. Above it, only 4, some with a private lift opening into your own hall, and two penthouses at the top.

A 17-hectare hospital city, 2 minutes away
HealthCity Novena starts right across the road. Tan Tock Seng, the National Skin Centre, the National Neuroscience Institute and a medical school, growing into a 17-hectare hospital city by 2030, with about 600 more beds on the way. Mount Elizabeth Novena is an 8-minute walk.
Thousands of doctors, nurses and researchers work here, and many want to live within walking distance. That's a steady pool of tenants, and of buyers when you sell. And if your parents need regular check-ups, they're two minutes away.
Orchard in 2 stops, SJI Junior inside 1 km
Novena MRT is an 8-minute walk, with Square 2 and Velocity at the station. Orchard is two stops away. SJI Junior and Hong Wen are inside 1 km, the distance that gives you priority in the Primary 1 ballot. And the old buildings at 2 Moulmein Road open in 2027 with new shops and restaurants.

Freehold this close to Orchard almost never comes up as a new launch, and here it's only 133 units. The floors above the sky terrace are where I'd start: four units a floor, and the view opens up. Come to the showflat before VIP sales on 17 October and I'll take you through those stacks.

- Can I see the showflat now?
- Yes. The preview opened on 2 October, and VIP sales are on 17 October. WhatsApp me and I'll book you a time and walk you through it myself, so you know which unit you want before VIP day.
- What are the prices?
- WhatsApp me the layout you're after and I'll send you the prices for it, with the stacks I'd pick.
- Which side should I face?
- North looks over Tan Tock Seng to MacRitchie, and south looks to the city. Those are the two faces that stay open. East is The Ansley, which is taller than this tower, and west is the hospital's care hub. I'll show you which stacks face which way.
- When do I get the keys?
- The developer expects TOP in Q4 2030 and vacant possession on 1 September 2031.
- Do I pay a commission?
- No. On a new launch the developer pays the agent.
- Am I paying for bay windows and planter boxes?
- No. The Serra comes under the 2023 floor-area rules, so bay windows and planter boxes aren't sold to you as floor area. You pay for space you can actually use.
